Bio

Fiona McGougan is a Senior Solicitor at TC Young specialising and working in our Property Department. Fiona obtained her Law Degree and Diploma in Professional Legal Practice from the University of Aberdeen.

With over 6 years of experience, Fiona is skilled in dealing with all aspects of commercial conveyancing including land acquisitions and the negotiation and preparation of development agreements to facilitate the construction of new build properties. Fiona regularly prepares Deeds of Conditions to allow clients to manage, maintain and preserve the amenity of their developments and helps clients administer planning conditions including the negotiation of Section 69 and 75 Agreements. She has experience in negotiating and drafting Deeds of Servitude and Wayleaves with utility providers and other third parties on behalf of clients.

In addition, Fiona is experienced with the preparation and negotiation of commercial leases, including the preparation of minutes of extension/variation, assignations, rent reviews, irritancy notices and notices to quit.

Fiona regularly undertakes examination of title deeds for clients to provide advice on any necessary corrective conveyancing, and the discharge and variation of burden obligations including drafting and submitting applications to Lands Tribunal for Scotland.  In addition, she provides advice on the interpretation of title deeds, the Title Conditions (Scotland) Act 2003 and the Tenements (Scotland) Act 2004 with regards to factoring services provided by clients and reviews and updates Written Statements of Service in line with the Property Factors (Scotland) Act 2011 and factoring Code of Conduct.  

Outside of work, Fiona enjoys socialising with friends, travelling and cooking.
