  1. This is a good time to sell as there is a lack of stock on the market at present and there is a strong demand for many types of properties.
  2. From a selling point of view it is not worth holding off until Easter or better weather. In recent, previous years, partly due to lack of other stock and partly due to the year round nature of the market, many properties marketed in January and February have done very well and have sold quickly.
  3. If you are going to be purchasing a new property and are hoping to simultaneously complete your sale and purchase, this can be tricky. If you need the funds from your existing property to purchase your next property then it is unlikely that you will have an offer to purchase a property accepted, unless you have accepted an offer for your current property. One alternative is to put your own property on the market and, when an offer is accepted, agree a sale date of, say, three months away, to give yourself time to find your next property. You may also be prepared to move into rented accommodation until a suitable property appears (but please note that the minimum rental period for most residential properties in Scotland is six months). Another option is to be ready to put your property on the market but not actually do that until a property you are keen on appears on the market (the risk with that is that by the time you receive an offer for your own property and have incurred the costs involved in going on to the market the property you are interested in may have been sold).
  4. The best exposure for your property can be achieved by employing an ESPC (Edinburgh Solicitors Property Centre - www.espc.com) registered solicitor. The vast majority of properties in Edinburgh, the Lothians and beyond are advertised through the ESPC and their website is the first port of call for most prospective purchasers. When you do decide to sell and receive the home report (seller's survey) in draft form, you should ensure that you read this carefully, as, to maximise, the selling potential of your property, there may be repairs which you wish to attend to (or indicate that you will be attending to) prior to the home report being finalised. Your chosen solicitor can assist with advice re this and can also liaise with the surveyor if any issues arise in connection with the valuation figure for your property. Your solicitor can also assist with completion of the property questionnaire document which forms part of the home report pack which must be exhibited to any interested party. These documents are very important and, if not checked, can impact on the selling potential your property has.
