The ESPC Charter is a quality standard that some ESPC Solicitor Estate Agent member firms have signed up to and details the higher service levels that can be expected from a Chartered Firm, including:

- being subject to an annual mystery shopper exercise
- incorporating and being mindful of ESG responsibilities
- working towards the UK commitments to be net-zero by 2050.
In December of 2023, Yvonne Wonnacott in our Estate Agency team became one of only 53 graduates of the inaugural SPC Property Practice Certification qualification, which was developed by the ESPC, The Law Society of Scotland and the Edinburgh Conveyancers Forum with the key aim of introducing training specifically designed to reflect the nuances of a Solicitor Estate Agent.
At TC Young, we advertise our properties exclusively with the ESPC. This means that properties we are selling on your behalf appear on the ESPC website for 72 hours before listing on any other portal, ensuring maximum exposure by targeting the most active local house hunters. The statistics bear out the fact that exclusive properties get 18% more views than properties advertised elsewhere.
We act on behalf of a number of Registered Social Landlords and have successfully marketed shared ownership properties and disposed of portfolios of properties. We have also been involved in asset sales of tenement flats where fulfilling the factoring and maintenance obligations have become problematic. Being a Solicitor Estate Agent means that we can also undertake the conveyancing of those properties we sell, so that we are effectively a cost-efficient “one-stop-shop”.
Our Estate Agency and Property teams work closely together to provide our clients with a seamless and cohesive service. Awarded ‘Real Estate Firm of the Year’ at the 2023 Scottish Legal 500 awards, our Property team initially undertake a pre-sale check of the title deeds and searches before any property is marketed by our Estate Agency team. This ensures that any title and ancillary matters which may have an impact on the sale are addressed at an early stage, rather than only coming to light after an offer has been accepted. Once this review has been completed and any issues rectified, the property is marketed for sale.
Once an offer has been accepted, the subsequent legal work to transfer ownership of the property to the purchaser, which includes all legal work from receipt of an offer through to key handover, is undertaken by the same member of our Property team who undertook the pre-sale check. During this period our Property team provide our clients with regular updates on the transaction and are always available to answer any queries or resolve any issues which may arise.
